Before you add anything
This is already in the price of every building we make. Worth reading first, so the list below reads as choices rather than as things you have to buy.
- UPVC doors and windows
- Weed-control barrier
- Breathable waterproof membrane
- Professional installation
- Insurance-approved 5-lever lock
- Toughened double glazing
- 5-year structural guarantee
- 1-year warranty on fixtures & fittings
- Anti-rot guarantee
Doors
Every building comes with 1.5m French doors on the front. These are what it costs to open it up further, or to put a second doorset on another wall.
Grey or black frames throughout, at no difference in price. Widths are fixed sizes rather than made to measure, which is what keeps them at these prices.

Electrics & heating
The electrical pack is the one nearly everybody takes: it is what turns a garden building into a room you can work in.
A socket goes on an outside wall as readily as an inside one - the weatherproof external version is the same price as the one by your desk.

Kitchen & shower rooms
Anything with water in it needs the plumbing pack first. Past that, it is a question of how much of a home the building is meant to be.
Kitchen prices exclude hot water and the plumbing in and out. Drainage and water are priced by the metre because the distance is the whole cost - the survey measures it, and nothing is guessed off a map.

All prices include VAT and fitting. They are list prices for the upgrade itself: the 3D builder prices them against your actual room and gives you a running total, and the final figure is confirmed after a free site visit. Anything marked “quoted per project” depends on the garden, which is why we would rather see it than guess.
